Our Inspection Services & Scope of Work

Clear, objective, and non-destructive evaluations engineered to give buyers, sellers, and realtors absolute transparency throughout the Permian Basin.

01For Home Buyers

Buyer's Pre-Purchase Home Inspection

A comprehensive, top-to-bottom visual assessment designed to give prospective buyers peace of mind during their Texas Option Period. We evaluate every accessible system—from foundation levels to roof penetrations—highlighting immediate safety hazards, active leaks, deferred maintenance, and components nearing the end of their functional lifespan.

Full exterior claddings & grading
Main panel & sub-panel electrical checks
HVAC temperature differential test
High-resolution photo documentation included

Why It Pays For Itself:

Most home buyers use findings from our report to negotiate hundreds or thousands of dollars in seller concessions, price adjustments, or pre-closing repairs by licensed contractors.

Turnaround: Quick delivery within 24 hours, with a same-day delivery option available.
02For Property Sellers

Pre-Listing Seller Inspection

Take control of the sales transaction before you list your home on the MLS. A pre-listing inspection reveals deferred repairs and safety flags so you can fix them on your own terms and timeline—avoiding high-stress renegotiations or broken contracts days before closing.

Identify hidden issues before buyers do
Accurate pricing without repair surprises
Speed up escrow and closing timelines
Build immediate buyer confidence

Seller Advantage:

When you present a clean, recent 432 Inspections report with proof of completed repairs, buyers submit stronger, cleaner offers with fewer inspection contingencies.

Realtor Friendly: Includes clean executive summary view for easy marketing.
03New Builds & Warranties

New Construction & 11th-Month Warranty

Many home buyers assume new builds are flawless. In reality, modern rapid building schedules frequently result in missing insulation, unsealed roof flashings, improperly vented water heaters, or miswired GFCI circuits. We provide final pre-closing walkthroughs and 11th-month warranty inspections before your builder's one-year warranty expires.

Independent third-party builder oversight
Roof, attic, insulation & ventilation review
Builder punch-list documentation with photos
Protect yourself before warranty expiration

The 11th-Month Window:

Most Texas production builders offer a 1-year comprehensive warranty. At month 11, our inspection documents settling cracks, HVAC imbalances, and plumbing drips so the builder fixes them before your coverage ends.

Builder-Ready: Report formatted for easy builder submission.

What Is Covered vs. What Is Not

As a Texas licensed professional inspector, we adhere to the Texas Real Estate Commission (TREC) Standards of Practice. Transparency is our core value.

What IS Covered (Visual Scope)

An intensive, non-destructive visual examination of safely accessible systems:

  • Foundation & Slab: Visible perimeter slab, crawlspaces, foundation walls, and yard grading.
  • Roof & Attic: Roof coverings, penetrations, flashings, rafters, decking, and insulation depth.
  • Electrical Service: Service drops, main panels, sub-panels, breakers, wiring, outlets, and GFCI/AFCI.
  • Plumbing: Supply lines, drain fixtures, functional flow, shutoff valves, and water heater units.
  • Heating & Cooling: Thermostats, heating cycles, AC temperature splits, and filter conditions.
  • Interior & Exterior: Windows, doors, walls, ceilings, stairs, railings, decks, and attached garages.

What Is NOT Covered

By state definition, a real estate home inspection is not technically exhaustive and does NOT include:

  • Invasive Teardowns: Cutting drywall, dismantling sealed mechanical equipment, or excavating soil.
  • Underground Lines: Buried sewer pipe conditions, septic tanks, or underground sprinkler plumbing.
  • Hazardous Materials: Environmental testing for asbestos, radon, lead-based paint, or mold testing.
  • Inaccessible Areas: Locked rooms, attics blocked by stored items, or roofs with dangerous pitches or weather risks.
  • Cosmetic Flaws: Paint scuffs, minor caulking shrinkage, or aesthetic landscaping choices.
